
£12M Estate Repositioning Strategy, Grade II Listed Asset
Working closely with a Family Office we looked to structure the sale of the family estate into a high -end Later Life facility.
We were approached to source a purchaser for a c.70-acre private Grade II listed estate and to advise on potential exit strategies to maximise value.
The engagement evolved beyond a straightforward disposal mandate into a structured repositioning analysis. A development-led solution was explored, assessing the viability of converting the listed estate into a high-end care home facility, subject to planning and heritage constraints.
Working in collaboration with a Swiss-based Family Office advisory business, we structured the early-stage feasibility framework aligned to RIBA Stages 1–2. This included massing studies, room configuration analysis, footprint optimisation within listing constraints, and preliminary planning strategy considerations.
A full GDV sensitivity analysis was prepared based on projected room numbers, expected operational configuration, and anticipated care-sector demand metrics. Return-on-cost modelling was undertaken to assess whether development-led value creation materially exceeded as-is disposal value, thereby informing litigation strategy and estate resolution positioning.
The mandate demonstrates capability in navigating complex ownership situations, heritage-constrained development strategy, early-stage care-sector modelling, and structuring value-maximisation exits through disciplined financial analysis and coordinated advisory engagement.
